Who should not buy a ZEB without a much closer review?
Quick answer
A ZEB may not be the right choice when the property’s heating demand, heat delivery, electrical setup, internal space, hot-water plan, tariff or budget does not support a sound design. A suitability screen should be willing to say ‘not enough evidence yet’ or ‘consider alternatives’.
Space is a design question
If you do not have usable internal space, safe access and a practical service route, a storage system may not be straightforward. Confirm dimensions, clearances, weight, electrical requirements, maintenance access and how the proposed location affects the home before treating it as an option.
High heat demand needs a stronger evidence base
Very high demand or clear heat-loss concerns do not automatically rule a system in or out. They do mean the decision should follow a heat-loss calculation, a heat-delivery review and an explanation of how the proposed system meets both space-heating and hot-water peaks.
Radiators, pipework and hot water should not be guessed
No clear wet-heating arrangement, uncertain radiator output, microbore-pipework questions, complex hot-water needs or an unclear cylinder plan should trigger a detailed review rather than a rapid sales conclusion.
Tariff-linked operation is a real preference
If you do not have—or do not want—a compatible metering and tariff arrangement, include that in the comparison. A model based on time-of-use charging is not a good fit unless the household understands and accepts the practical implications.
Alternatives should remain visible
A good process keeps heat pumps, insulation improvements, controls, solar, home batteries, conventional replacement and other routes visible where they may better fit the homeowner’s priorities. The useful answer may be to investigate another option first.
